Planning and delivery

How quickly will I get the visuals?

Within 48 hours of the shoot. Need them faster? With express delivery you receive everything within 24 hours for €50 extra (excl. VAT).

How far ahead do I need to book?

We can usually come out within a few working days. If it is urgent, give us a call: we can often find a slot sooner.

What happens in bad weather?

Rain, strong wind or poor visibility are not safe and do not give good visuals. We follow the forecast and agree a new date at no extra cost. The pilot decides on site whether it is safe to fly.

How does a shoot work?

After your request we schedule a date and send a checklist to prepare the property (lights on, doors open, personal items away). On site we film the outdoor and indoor shots, which usually takes 30 to 90 minutes. We then edit everything and deliver by download link.

Do I need to be there?

Someone needs to let us into the property: the owner, the occupant or the agent. For exterior-only shoots that is not always necessary.

Flying and regulations

Can an estate agent fly a drone themselves?

Yes, if they follow the rules: registration as a drone operator on the Drone Portal of the Belgian Civil Aviation Authority, at least the EASA A1/A3 certificate, mandatory liability insurance and a check of the geozones on the skeyes Droneguide map. In residential areas, distance rules to bystanders apply, which often require an A2 certificate. That is why most agencies outsource it.

Can a drone fly over my house?

In Belgium a drone may fly if the pilot follows the European rules: registered, certified, insured, at most 120 m high and outside restricted zones. Filming recognisable people also falls under privacy law (GDPR). We only film the property we are hired for and avoid recognisable residents and neighbours.

Can you fly anywhere?

Not just anywhere. Before every shoot we check the airspace and the permissions required. Near airports, in parts of Brussels and in other restricted zones we request permission in advance. That can take a little extra preparation, but everything is in order before we set off.

Are you certified and insured?

Yes. Our pilot holds the European EASA A1/A3 and A2 certificates, and every flight is fully insured.

Do you also fly indoors?

Yes. For the FPV fly-through we use a small, agile drone with propeller guards, built to fly safely indoors.

Visuals and formats

Which formats will I receive?

Videos come as MP4, landscape (16:9) and vertical (9:16), in 4K or Full HD. Photos come as high-resolution JPGs plus a lighter web version.

Can I post the videos on Immoweb and Zimmo?

Yes. We deliver files you can use straight away. Where a platform asks for a YouTube link, we upload the video as unlisted on request.

Who can use the visuals?

You get the right to use the visuals to sell or let the property, on every channel. We may show them in our portfolio unless you would rather we did not.

Pricing and privacy

How can I see an aerial photo of my house?

For free via Geopunt (Flanders), WalOnMap (Wallonia), BruGIS (Brussels) or Google Maps satellite view. Those images are taken straight down and are not always recent. For a sharp, angled aerial photo you book a drone photo. Our guide 'Aerial photo of my house' explains every option.

How much does an aerial photo of a house cost?

A set of 10 to 15 edited aerial photos of your property costs €50 (excl. VAT), plus mileage. Combine the aerial photos with a drone video and an FPV fly-through and you pay €275 in the complete package instead of €345.

Why use aerial photos to sell a house?

Aerial photos show the whole plot, the orientation of the garden and the location in relation to the village centre, green space and main roads in a single image. Buyers see straight away what they would otherwise only discover on a viewing, and your listing stands out.

What do you charge for travel?

We charge the official mileage allowance of €0.44 per km, return from Koersel. You can work it out straight away on the pricing page.

How do I pay?

You receive an invoice once the visuals are delivered, payable within 14 days.

What about residents' and neighbours' privacy?

We do not film recognisable people without consent and avoid needless shots of neighbouring gardens. On request we blur number plates, faces or house numbers. You can also do this yourself with our free tool.
